1. All cottages are hired on the basis that the accommodation is for holiday use only, and that no rights to remain in the accommodation exist in the holidaymaker or any person accompanying him/her.

2. A deposit of 25% of rental shall be paid on booking, and no accommodation shall be reserved until the owners have issued a receipt for the deposit.

3. The acceptance of the  deposit and the issuing of a confirmation invoice create a contract between the hirers and the owners as stated in these conditions. The hirers become liable for all charges from that moment, just as the owners become obliged to hold the property for the hirers' use.

4. In the event of  cancellation, the full charges remain due, unless the owners are able to re-let the property. In this event, the deposit will be retained to cover costs. Cancellation insurance is available and we strongly suggest that hirers insure, either through UKplus or another company.

5. All charges for hire of holiday accommodation are due  for payment in full (less deposit) 4 weeks before the start of the hire period. Failure to pay will result in forfeit of the right to the reservation.

6. Except where otherwise stated, all hire periods are from Saturday to Saturday. Hirers may take possession from 3.30 p.m. on the day of commencement of hire and must vacate by 10.00 a.m. on the final day.

7. Hirers must do nothing to make void or voidable any policy of insurance, must not cause nuisance to neighbours, and must allow the owners or their representatives reasonable access.

8. NO PETS ARE PERMITTED

9. The owners are anxious to maintain a high standard of cleanliness. We would ask for your full co-operation leaving the premises ready for the next tenant.

10. Should the hirer fail to give   up possession at the end of holiday, or leave the accommodation in such a condition that it is not suitable for occupation by another hirer, he/she will become liable for the charges as shown on the schedule of accommodation for the period until it is available, and for any loss or damage that is occasioned thereby.

11. The names and number of persons using the property must be stated at the time of booking and must not be exceeded at any time

12. The use of any amenities is entirely at user's risk and no responsibility can be accepted for any injuries to persons or loss of or damage to any property.

13. No responsibility is accepted for loss of or damage to any property brought to the premises.

14. We are unable to provide secure storage for bicycles. These are brought onto the site at owner's risk. Bicycles may not be taken into building (Cottages, Pool Hall or Laundry room) under any circumstances.

15. All damages and breakage's are the legal responsibility of the hirer, and their cost shall be on demand. However minor damage or breakages will not normally be charged for.

16. In the event of any breach of the foregoing Conditions and Regulations by the Occupier, the Owners shall have the right to enter upon premises and retake possession immediately without compensation to the Occupier.
